The SunRock portfolio currently includes residential development projects, long-term rental properties, and recreational retreat destinations throughout North Florida, with additional opportunities planned for the future.

Leadership Team

SunRock Properties is led by its co-founders, combining expertise in engineering, construction, finance, and long-term real estate investment. Every project is approached with a focus on thoughtful design, disciplined execution, and lasting value for both the community and future generations.

Silvia Novelli

Co-Founder & Principal

Silvia Novelli brings together engineering, construction, and real estate development with a hands-on approach to every SunRock project. She holds a Bachelor's degree in Civil Engineering, is a Florida Certified Building Contractor (CBC), and serves as a construction management educator, combining technical expertise with practical industry experience.

As Principal of SN2 Construction & Development, Silvia leads project acquisition, feasibility analysis, design coordination, budgeting, permitting, construction, and long-term investment strategy. Her background spans infrastructure, commercial, residential, and multifamily projects in both the United States and Brazil, providing the technical foundation behind SunRock's development process.

Silvia is passionate about transforming ideas into successful developments through careful planning, technical expertise, and practical execution. She remains actively involved throughout every phase of the development process, from initial feasibility to project completion.

Rick Perry

Co-Founder & Principal

Rick Perry is an entrepreneur, business owner, and real estate investor with decades of experience building and operating successful businesses. His expertise in financial management, business operations, strategic planning, and long-term asset stewardship provides the operational backbone of SunRock Properties.

Through PBR Financials, Rick oversees financial planning, investment analysis, property management, administrative operations, and portfolio performance. His disciplined approach to business and capital allocation helps ensure that every SunRock project is developed with a focus on sustainability, long-term value, and responsible growth.

Together, Rick and Silvia combine complementary expertise in development, construction, finance, and operations to create thoughtfully designed properties intended to serve their communities for generations.
